Deep Diagnostics

An annual inspection goes beyond a tune-up. It includes thermal imaging of distribution piping, boiler efficiency curves via flue-gas analysis, and a comprehensive written assessment with recommendations for multi-year planning.

Thermal Imaging of Distribution Piping

We use infrared thermography to measure surface temperature along boiler supply lines, radiator connections, and return lines. We identify areas of insulation degradation, heat loss in uninsulated sections, and potential circulation blockages that show as temperature drops.

Boiler Efficiency Curve

We measure flue-gas temperature, oxygen content, and carbon dioxide levels across a range of burner inputs. This data allows us to calculate steady-state and part-load efficiency and identify if the boiler is operating within manufacturer specifications.

Piping & Valve Inspection

We visually inspect accessible piping for corrosion, leaks, and loose fittings. We check isolation valves, check valves, and zone valves for function. We photograph any concerns for your records.

System Capacity Assessment

We measure heating output (BTU/hr) and compare it to your building's estimated heat loss. For radiator systems, we calculate if your radiator surface area is adequate for winter comfort at your design temperature.

Long-Term Recommendations

We prepare a written 5–10 year outlook identifying likely maintenance needs, anticipated replacement timelines, and options for efficiency upgrades. This allows you to budget and plan ahead without surprise failures.

Why Annual Inspections Matter

Emergency repairs are expensive and disruptive. An annual inspection identifies problems while they're small—a corroding joint, a failing expansion tank, a thermostatic valve that's starting to stick. Early intervention prevents catastrophic failures.

For historic properties with systems 30+ years old, an annual inspection also creates a detailed historical record. If you ever sell the property or pursue certification under heritage-preservation programs, that documentation is valuable.
