Boiler Servicing

Internal cleaning, burner adjustment, and flue-gas analysis. 180–240 minutes. $695–$925.

Complete Boiler Restoration

Over time, mineral deposits, scale, and sediment accumulate inside the boiler. This buildup reduces heat transfer, forces the burner to work harder, and increases fuel consumption. A complete boiler service removes that buildup and restores efficiency.

Internal Cleaning & Descaling

We drain the boiler, access the internal surfaces, and remove scale and sediment using mechanical cleaning and, where necessary, a mild acid wash. We rinse thoroughly and inspect for internal corrosion or pitting.

Tube Inspection

For fire-tube or water-tube boilers, we inspect the tubes visually and by touch. We document the condition and note any areas of concern. We replace any tubes showing signs of failure.

Burner Adjustment & Testing

We adjust the burner air-to-fuel ratio, clean the burner head, and test ignition reliability. We measure flame characteristics and check that the burner shuts off cleanly when the thermostat is satisfied.

Flue-Gas Analysis

We measure oxygen (O₂), carbon dioxide (CO₂), and carbon monoxide (CO) in the flue gas. We calculate combustion efficiency and compare it to the boiler's design efficiency. If efficiency is significantly degraded, we identify the cause—air leaks, burner drift, or internal fouling.

System Water Test

We take a sample of system water and have it analyzed for pH, hardness, and iron content. This tells us if corrosion is occurring inside the piping and helps us recommend water treatment if needed.

Post-Service Certification

You receive a boiler efficiency certificate showing pre- and post-service measurements and the calculated efficiency gain. This documentation is valuable for insurance and for your long-term maintenance records.

Boiler Servicing Intervals

Boilers under regular seasonal tune-up typically need full servicing every 3–5 years, depending on water quality and combustion characteristics. If you are not on a tune-up contract, we recommend servicing every 2 years to prevent efficiency drift.

After Your Service

Once the service is complete, your boiler will run more quietly, heat more evenly, and consume less fuel. Efficiency improvements of 10–15% are typical. Most properties see a noticeable reduction in fuel bills within the first full heating season.

Schedule Your Service

Contact us to book a boiler service. We recommend scheduling in spring (April–May) after the heating season, so the service is done before summer heat begins and you're ready for winter.
