What's Included
A seasonal tune-up covers the critical control points of your heating or cooling system before the season of heavy use. We run diagnostics on every major component and deliver a written report.
Boiler & Burner Inspection
We visually inspect the burner assembly, measure combustion-air supply, and verify proper flame characteristics. We check the pilot light, ignition system, and safety interlocks. We measure boiler surface temperature and water temperature rise to estimate steady-state efficiency.
Thermostat Calibration
We verify thermostat accuracy against an independent thermometer and recalibrate setpoints if needed. We test the heating/cooling anticipator and check cycle rates to confirm your comfort settings are working as intended.
Radiator Flow Testing
For steam systems, we check radiator trap function and air-vent performance. For hot-water systems, we verify flow rate into each zone and check thermostatic valve response. We identify any trapped air or sediment causing cold spots.
Pressure & Safety Relief
We test expansion tank pressurization, measure system pressure under operation, and verify pressure-relief valve function. We document all readings in your service log.
Sediment Flushing
If sediment is detected (via system drain samples), we perform a controlled flush of the boiler and primary lines, with before/after water samples for documentation.
Written Report
You receive a detailed report with system pressures, temperatures, efficiency estimates, and specific recommendations for any repairs or follow-up maintenance. We prioritize recommendations by urgency and cost-benefit.
Who Should Schedule a Seasonal Tune-up?
Any property with a radiator-heat or hot-water system should schedule a tune-up before the heating season (October–November) and before the cooling season (April–May). If your property also has a legacy air-conditioning system, we can perform AC-specific diagnostics at the same visit.
Properties under a maintenance contract receive priority scheduling and may bundle the tune-up into a discounted annual package.
Why Seasonal Timing Matters
Equipment that runs continuously under load degrades faster than equipment that cycles. A boiler that idles for four months in summer can develop scale, sediment packing, and corrosion during the idle period. A seasonal tune-up clears that debris before the heating season starts, when reliability is critical.
Similarly, air-conditioning systems that haven't run since October accumulate dust in the condenser coils and can experience pressure imbalances. A pre-cooling-season flush restores efficiency and prevents refrigerant-circuit stress.
